Sellers Guide

Planning to sell your home? Here’s a step-by-step guide of what to do and what to expect.

  • 1. Choose a Realtor.Selling a home is one of the biggest decisions of your life. Let Texas Residential, Realtors help. All of our sales associates are experienced, full-time agents licensed by the State of Texas, who specialize in making the selling process as easy and stress-free as possible. We utilize a range of marketing tools that are proven to reach qualified buyers. We understand marketing and media.

  • 2. Set an asking price. See the What's Your Home Worth? section of our Web site for information about arriving at an accurate asking price. Your Texas Residential, Realtors sales associate will provide you with all the information you need to make an informed decision, including pricing of comparable properties in your area.

  • 3. Show your home to its best advantage. "Curb appeal" is the first impression buyers get when they drive up to your home. Make sure it is "love at first sight" by maintaining impeccable cleanliness, inside and out.

  • 4. Focus on factors within your control. Factors within your control include your property’s condition, finishes and amenities, and listing price. Factors outside of your control include the location and school district, recent sale prices for comparable properties, and current economic conditions.

  • 5. Set a "sell-by" schedule. Have your priorities changed? Have you found a new home you are eager to move into? Are you selling because of a job relocation? Once you have listed your home, there will be an initial rush of activity. The first couple of months are your most opportune sale period. Often the first offer is the best offer. Try and make that first offer work for you.

  • 6. Accept an offer. When an offer is submitted, your Texas Residential sales associate’s expert powers of negotiation will come into play. He or she will skillfully guide you through the process of responding to the submitted offer in a timely manner. Your sales associate will immediately present you with all offers, explain all terms and conditions, review contracts with a Texas Residential sales manager as necessary, communicate with the prospective buyer and his or her sales associate promptly, and answer any questions you have, for a worry-free transaction.
